Financials and Accounting

Carl

• •One lot still owes 2025 fees.
• •A number of recent lot sales.
• •Insurance renewing at roughly the same rate.

Correspondence & Membership Maintenance

• •Nothing of note.
• •The info@kvca.ca inbox is a shared mailbox accessible only to those with a KVCA email account.

Street Sweeping

• •Colin confirmed with Alan that the Kubota and sweeper can be borrowed when available; whoever has time first will try it, otherwise a sweeper goes into the 2026 budget.

Weed Control / Sprayer

• •Alan has a tank and sprayer available to borrow; KVCA would need to buy the spray. Colin to follow up with Lorn and line up products for spring.

Pickleball Courts Project

Rick

• •Fencing (Timber Trail) arriving the following week, to be installed by Dale O’Brien.
• •Funding for remaining installation to be added to the 2026 budget.

Shallow Water Buoy

• •Deferred to next meeting; Roy continuing to investigate regulations for a proper buoy or swim/fireworks platform.

Lawn Mowing

• •Needs a new mowing plan — Bruce to ask Rene about time/cost per cut and put a call out in the newsletter; will go to tender for 2026 if no volunteers step up.

Winter Snow Clearing

Rick

• •Bruno was originally going to do it but backed out; Foothills Silva (Monty) has since provided Carl with a contract for the winter.
• •Darryl Binnion and Weston Martin will handle callouts; markers will be placed around hydrants and other obstacles.
• •Snow was removed 3 times two years ago, once last year. RDEK is believed to handle the main road in to the stop sign by Hank’s — Rick to confirm.

Bruce

Strata 771 Updates

Roy and Bruce

• •Three KVCA members sit on the 771 Council — Roy, Carl, and Bruce.
• •KVCA will handle side-road snow clearing for two lots with side driveways.
• •KVCA has approval to green up green spaces per guidelines to come from Strata 771 Council; Bruce to set up a meeting with presidents Jeff B. and Roy M. to confirm who manages/budgets what and tighten up the agreements.

Lakefront Path Paving

• •Waiting on Groundbreakers to complete future paving in the area before requesting a quote.

Upcoming Social Activities

• •Christmas gatherings — Bruce to ask Rachel and Darryl if they’ll plan this year’s event.
• •Need a new social coordinator — Bruce to check with Rachel, then Jacky S., then post in the newsletter if needed.
• •Canada Day — Carl to submit the grant application; Bruce to buy fireworks during March madness sales.
