Attendance

Adopt Minutes

  • Minutes from the previous meeting adopted unanimously.

Financials and Accounting

  • Two lots had late fees assessed; all otherwise in order.
  • Fee invoices to be pushed to January to improve revenue-collection timing.

Correspondence & Membership Maintenance

  • Street sweeper: Dean can mount it on the bobcat; Alan has offered use of the sweeper — Colin to call Alan and arrange a trial.
  • Weed control/sprayer: Alan has a tank and sprayer to borrow; KVCA would need to buy the spray. Colin to follow up with Lorn.
  • Canada Day parade — underage-operator question (golf carts, ATVs): no real age limit, and KVCA has limited enforcement ability; an update to go in the newsletter.
  • This year’s fireworks concern is resolved — a new launch location will be found for 2026.

Pickleball Courts Project

  • Paving complete, donated by Ground Breakers; KV Properties donated the land, resolving the ownership question.
  • Board discussed approving roughly $30,000–35,000 to finish fencing, surface marking, and amenities (benches, shade, nets); as an unbudgeted spend, this requires a 10-day member notification before funds are released. Reg to get proper budget numbers/quotes from Ray and Leanne.

Shallow Water Buoy

  • Purchasing a proper buoy or swim/fireworks platform to mark the shallow area — Roy to investigate regulations.

Lawn Mowing

  • Rene has given notice for next year — a call for volunteers will go in the newsletter, with a tender process planned for 2026 if none come forward.

Winter Snow Clearing

  • Rick to follow up on last year’s arrangement.

End-of-Summer Newsletter

Bruce

  • Will cover fire safety, FireSmart, and related topics.

Strata 771

  • Upcoming Strata 771 meeting September 13, 2025 — proxy package to be filled out.
  • Bruce to update on common-area upkeep costs (side-road snow removal, green-space funding) that may sit better under the KVCA budget than the Strata 771 budget.

Lakefront Path Paving

  • Quotes came in high due to the 2m width requirement; Groundbreakers to provide a revised quote.

Next Meeting

  • Planned for September, after the Strata 771 meeting.
